How we work

ASW has extensive experience of carrying out repairs and maintenance works for social housing and commercial clients.

Our large, directly employed multi-skilled workforce provides high quality property maintenance services in a timely, efficient and cost-effective manner – supported by a state-of-the-art IT infrastructure that includes:

• A bespoke maintenance software programme developed exclusively for ASW, which integrates fully with client IT systems and portals and provides a real-time status report on every job
• Smartphones and tablets for every operative, used to receive orders, order materials and close down jobs in real time
• Call centre support, with dedicated client-focused teams based at our head office in Pyle and our Swansea regional office
• The Lightfoot® system, which provides vehicle tracking while improving and sustaining good driver behaviour and cutting our carbon footprint

Working in occupied homes

The vast majority of our works are carried out in occupied properties, and we have systems in place to safeguard health and safety and minimise disruption to tenants and building occupiers. That includes effective communication from our customer service advisors, tenant liaison officers and site personnel – and text message alerts that tell tenants when to expect us and who is coming, for reassurance and safety.

We carry out extensive customer satisfaction surveys linked to every job, with results feeding an overall company performance dashboard that reports against our own internal and client-specific KPIs.

For commercial clients, we offer a bespoke electronic time management system: the building owner or manager logs ASW’s arrival and completion of works with a secure passkey on the operative’s smartphone, ensuring accurate timekeeping and invoicing – and keeping the client in control.

We focus on developing long-term, mutually beneficial collaborative relationships with our clients across all frameworks and contracts.
